How does this process work exactly?
To start, fill out the form on our website or call us directly at (604) 256-4066 to tell us about your property and the type of sale you’re seeking. If your property qualifies, we will set up an appointment for our Home Buying Specialist to meet you personally and view your home.
Immediately after, we will make you a cash offer; if you accept, we can sign an agreement and, at that point, you will have sold your home. It’s really that simple.

My house is currently listed with an agent. Will you still buy it?
We do not purchase homes that are actively listed with a realtor. However, if the property did not sell and the listing has been terminated we can make an offer at that time. The offer will differ from a list value since we do not have any commissions, home inspections, staging costs, or multiple showings and we offer a flexible close. Our service is meant for sellers who want to avoid the hassle of a traditional real estate sale.
When you buy my house, do you actually pay cash?
Yes, in the form of a bank draft or wire transfer. Not a briefcase of dollar bills! Paying “cash” also means our purchases are not conditional on financing from banks or any other type of mortgage lender. Once the offer is firm, you will receive the funds from your lawyer on closing.
I’m not looking to sell, but I’d like to get a quote. Can you come by and give me one?
We are cash buyers, not appraisers or real estate agents. We recommend you hire a licensed appraiser or realtor to come over and make an assessment of your home’s current estimated value. Bear in mind that the appraised value is for retail buyers — as investors, we value the homes differently and do not buy off the appraised value. When you are ready to sell, you are welcome to contact us and set up an appointment to buy your house.
I’m not looking to sell, but I know someone who wants to sell privately and doesn’t plan to list. Can I refer them to you?
Of course! We love your referrals. All we require is you call us and give us that person’s name and phone number. We’ll let them know you sent us. If the deal works out and we buy their home, we will pay you a referral fee. Our referral fees are typically $500-$1000 but can be higher if you find us a great purchase.
Do you pay fair market value?
The term “fair market value” is highly subjective and varies from seller to buyer. But yes, for our service, we pay an investor’s fair market value — we offer a reasonable price based on the flexible and tremendous service we provide. There are many instances where we have paid the seller’s full asking price because the numbers worked for us as an investment. We aim to make the purchase and sale a win-win for everyone.
If you want your home’s retail or appraised value, we appreciate that and encourage you to list with a qualified agent. It’s worth the investment. We are your ideal buyer if you are flexible on the retail value and can benefit from the perks of an easy, flexible, and guaranteed sale.
After buying my home, do you intend to live in it?
We are not retail buyers — we do not live in the homes. We renovate and resell or rent them out with our partners. The renovation can be for minor cosmetics or even a major structural rehab, as we buy houses in any condition. Yes, even beautiful homes that need no upgrades at all.
Can we use the same lawyer or notary?
For any purchase and sale of real estate in British Columbia, the buyer and seller must have separate legal representation. If you do not have a lawyer or notary, we can refer one. On closing, your lawyer/notary will hold our deposit, transfer the deed, and release the funds to you — after any liens, encumbrances, and debts are cleared.
My home is a mess. Can you give me some time to clean it before you come to buy it?
We buy homes as-is, so there’s no need to clean or declutter beforehand. Once again, we don’t use traditional lenders, so one of the benefits of selling to us is you don’t have to stage the home to impress our bank or us. Also, you don’t have to pay for staging or arrange an open house like how you would if you were to list. We’ve seen it all, so don’t go out of your way to make your home showable. It won’t impact our interest or ability to buy your house. We don’t judge for what we do; often, the messier, the better!
I have a difficult tenant(s) or one of them wants to stay after I sell. Is that a problem?
While we would prefer vacancy with immediate possession, if you have a problematic tenant, we can arrange where we assume the tenant and save you the headache of filing an eviction order, paying courts costs, etc. All you are required to do is give the tenant(s) 24-hour notice of our showing when we come to buy your home.
How quick can you close?
As quick as 2-3 weeks for the most urgent sales, and typically you are looking at 4-6 weeks from signing to closing. We can also close later, even 2-4 months if need be. That’s the advantage of selling to us. Since we do not live in the home and do not rely on banks, we have the flexibility to make the sale as easy as possible for you.
I need money now for a down payment on a new house, or I won’t have a place to live after my home closes. Can you help me?
Yes, we can schedule our closing day so that we close a day or two before you purchase your next property. If complications arise with the new property and you need to extend the closing, we can accommodate you as long as you give reasonable notice.
I have a lot of junk and clutter in my house. Can I leave it behind when selling to you?
Of course. You will need to let us know in advance of signing, and we will factor that into our purchase price to cover our costs. We will order the bins and hire the labour after closing, saving you time, pain and hassle.
Can you come by and make me an offer?
Yes, but like you, our time is valuable. We are making offers on many properties to very serious and motivated sellers, so if you are not ready to sell, please do not request an appointment until you are 100% prepared. By no means are you obligated to accept our offer at the meeting; we simply require you to be of that mindset should the offer work for you. If you’re only curious about value, we encourage you to hire a licensed appraiser. We buy houses.
